Yamuna Expressway : Residential Plots Scheme 2009

YEIDA Scheme Extended till 15th May,2009

(This article has been further updated on 4th October,2009 )

The notice says that the Scheme has been extended till 15th May,2009 due to demand from Public. However, things don’t look that rosy. The Scheme has not been able to muster good response from investors as expected by the Yamuna Expressway Authority (previously known as Taj Express Way).

About Yamuna Expressway Residential Plot Scheme

These residential plots will be developed along under construction Noida-to-Agra Yamuna Expressway. The proposed site / sector is about five minutes drive from the proposed Formula One Racetrack . The land on which the plots would be developed is under the process of acquisition.

The rate of the land of the residential plots under this scheme is Rs. 4,750 per sq. mtr. The tentative date of draw is 10th August,2009.

Why did the Scheme failed in getting Response ?
  • With the current downtrend in Real estate prices, investors are worried about the returns from the Scheme

  • The Rate of Rs. 4,750 per Sq. Mtr. is considered to be aggressive given that the Scheme may take at least 8-10 years to develop.

  • Investors have doubts about the progress on the proposed Noida - Agra Expressway itself and any dealy on this project would also delay development under the Scheme.

  • The Agra Noida area is more prone to petty crimes and hence reduce the attractiveness of the scheme from Safety point of view.

Update on YEIDA Residential Scheme 2009 Draw

As per the Public Notice issued by the Yamuna Expressway Industrial Development Authority, the draw for YEIDA residential Scheme 2009(1) will be held on 14th October,2009 and 17th November,2009.

  • Draw for All Types (A,B,C,D & E) of Farmer Categories of Plot and General Category A-4000 Sq. Mtr, B-2000 Sq. Mtr. and C-1000 Sq. Mtr. will be held on 14th October,2009 at Community Center, Sector Delta-II Greater Noida at 10:00 AM. This will be a Manual Draw.
  • Draw for Category D-500 Sq. Mtr. and Category E-300 Sq. Mtr. will be held on 17th November,2009 at India Expo Mart, Greater Noida at 10:00AM. This will be a computerised draw.

Details of Eligible Applicants (whose application will be considered for draw) will be posted on the YEIDA Website from 5th October,2009. Click here to check your Application Status.

Ghaziabad also has peety criminal activities but the rates are not coming down. However I agree that the scheme will take a lot of years to develop.There are better investment opportunities in NCR region.

Develop small plots so that Aam Admi can afford it. Reduce crime rate in that area. Create noticeable infrastructure so that people could attact.

Smaller plots / affordable housing will be there. Mitsubishi is likely to construct Metro till Jewar.
As someone said, you build it and they will come...
All I can say is, this area will be in news for next 25 years. Delhi-ites will get used to Expressway living in no time.

Is there any one who knows the exact location of Yamuna Expressway residential Plots scheme. The authority is cheeting by not giving the location in their broucher. Some one is saying it one hrs long drive from Delhi then let me know the speed of vehicle and location in Delhi from the vehicle is moving. So all these are stupid information.

From the comments, I can see that yamuna expressway sector will be a non-starter. Even before the plot is alloted, people are trying to sell their plots.
This place is over 55kms from Sarita Vihar (almost twice the distance to Greater Noida).
People may buy farm houses in this place but for normal guys, run.......

So on an average every 2nd applicant will get the plot.

Guys do remember, smaller the plot size, higher is the premium.
That means 300sqm will have highest premium and then 500sqm will have higher premium than 1000sqm plots.

As per the initial estimates, a 300sqm plot can be sold on 2000 premium (+/-) and similarly with 500 sqm plots can be sold on 1500 premium.

So congrats to all who got 300 and 500 sqm plots. And all the best.

Premiums seem to be coming down very fast. Down to Rs.500-600 per sq mtr, and in some cases even Rs.200. Even depends upon type of alotment i.e. I or II and location. Already advertisement in both TOI and HT on the availability of plots with property dealer. Is it a buyers market?

Dear friends, do not fall to the traps of property dealers while selling your plots...
Do remember smaller plots have always higher premium. Do not sell your 300 and 500 sqmtr plots less than 1500 premium, because that is the justified amount, for a property that will convert into crores in time to come.

If Premium is Rs. 600 per sq. mtr., then total payment in Option 2 will be Rs.4,25,000 + Rs.1,80,000+ Brokerage + Trasfer Fee etc = Approximately Rs. 6,00,000. In that much I can book 2 flats (2 to 3 BHK - low cost)in Jaypee/Supertech/Unitech/Amarapli etc. in Noida or Greater Noida, which I will get in 3-4 yrs & is closer to Delhi). Also, the 3-4 year return will be better for these flats than a 300 sq. mtr plot in Yamuna Expressway.

Am i right or wrong???

I am also agree there is no development right now but you see the price offered by YEA is very low and within 3-4 years price will be 3to4 times,Big projects of reputed builders and Govt. are coming in this area, so one has to

Premiums seem to be coming down very fast. Down to Rs.500-600 per sq mtr, and in some cases even Rs.200. Even depends upon type of alotment i.e. I or II and location. Already advertisement in both TOI and HT on the availability of plots with property dealer. Is it a buyers market?

All buyers - don't pay any premium.
Just see the number of plots - more than 19000 at one place which is going to take 10-15 years to develop. Sellers are more than buyers - only these brokers are engaging in speculation. So BEWARE.

Should the Real Estate market during this period come into recession, you will get these plots at discount instead of premium !

Mr Kumar as per your query pl.note that no transfer can be done after paying premium + cost unless the plot get registered to original allottee. than it can be trfd to you, it will be very costly.

The YEA authority not opening the transfer ( as given in newspaper i.e. fake news )to the purchaser other than allottee at any cost.

some body given fake advertisement in news paper to increase premium of Plots. only the dealers are playing game. lots of plot have been sold at higher rate like 1000 to 1250 /sq.mtr during the friday to monday.

But now YEA authority given clear notice that the information given in news paper was fake.and no transfer is open.

now today rate come down from 1000 to 500-700.

I suggest to purchase dont panic to purchase wait the plot will be available at 100-200 premium within 2 month.

70% draw was on financed by bank. and 30% is only genuine buyer.
so the rest 40% have no money to buy and market condition are not so good for the same.

YEA will take 4-5 years to give possassion. sector -21 & lot of sector land will be available for purchase in very near future i.e. 2010-2011. so dont hury go for step by step. i hope every body who are going very fast they will think. let me give your openion.

It seems that people who wish to purchase the plots are posting comments with regard to low premium on YEA plots. The fact remains that such people are also looking to purchase these plots at a lower premium and are trying to influence successful applicants to lower down the premium. Further, it is a fact that no doubt there is not much rental value of plots/flats in Greater noida but property prices have arisen tremendously. Also, given the fact that Jaypee Greens have recently launched sports city project, the price of YEA plots are bound to rise in future and this is the reason why people want to buy these plots. So stop influencing the successful applicants and find out good premium at which you can get these YEA plots!!!

I am interested in purchasing a 300 sq.m. plot in YEDA. However, the premium quoted now seems to be on very higher side. I am wathcing this scheme for a very long time and I feel that in the coming days the premium would be around 200 to 500 sq.m. would be reasonable depending upon the payment plan and location. The biggest drawback of this scheme's low premium is that they have alloted a huge number of plots and the time it will take to operationalise. As the allotment has been made on huge scale so the applicants who have applied for fun would be larger. They wont be able to arrange amount thereafter the instalment with interest that would be around Rs. 120000/- per six month. However, I still say if anybody has the capacity to keep it for some years i.e. 5 - 10 years, it will be a good investment.
I still prefer to watch this for some more time till the first week of January 2010. I hope to begin the New Year with a good note.

As per my opinion, if you are a Short Term Investor, you should book profit immediately. Because, now if the market turns back, there will be a steep fall in premium. Then there will be lot of Sellers & it will be difficult for you to get even a single buyer for your plot. Again I would like to warn Small & Short Term Investors with limited money in hand - book profit immediately, before the market premium crash.

Dont hurry in buying 300 mtr plots. It is dealers game and they are charging more premium which is waste of your hard earned money. Just have a look at the site . It is too far and will take atleast 5 + years to develop. Premium of 300-500 is reasonable. It is better to invest in Noida projects rather than this. Wait for 3-6 months where you will find the reality. Dont hurry in buying.
